The city's business portal states that the Unincorporated Business Tax applies to some businesses in New York City at a rate of 4 percent on taxable income. Separately, the Department of Finance states that Commercial Rent Tax is charged to tenants occupying commercial space in Manhattan south of the center line of 96th Street where annual gross rent is at least $250,000, with a return required once annual gross rent exceeds $200,000 even below that threshold.
